Buying a home is one of the biggest investments you will make. My reports will provide you peace of mind in that all-important transaction. A typical home inspection takes between two and three hours to complete. It is a visual, non-invasive inspection that covers more than 400 items, including a property's grounds and exterior and components from roof to basement.


Comprehensive inspection reports, which are easy to understand and include valuable home maintenance and safety tips, are either e-mailed or mailed to customers and (with permission) Realtors, usually within 24 hours.


I identify major and minor deficiencies, as well as potential safety hazards, to give customers a complete picture of their home's condition. I explain how a home's major systems work. And I point out conditions that may require costly repairs to allow time to budget for these expenses.


A typical home inspection covers

  •  Roof, attic, ventilation and insulation
  •  Plumbing and electrical systems
  •  Heating and cooling systems
  •  Foundations, slabs, and floors
  •  Walls and ceilings
  •  Appliances
  •  Garage, retaining walls, driveways, patios and porches, and sidewalks

A home inspection is a snapshot in time. It is a visual view of the entire property at the time of inspection. Because it is a non-invasive inspection (I don't take things apart), Dependable Home Inspections, LLC, makes no warranties or guarantees on how long such things as appliances, roofs, furnaces, and water heaters will last. We can't predict when a faucet will drip or need to be replaced. That is simply impossible.
